Privacy notice

1. Who processes your data
Tagus Valor is a brand of Tagus Property, NIPC 514292040, with its registered office at Av. da Liberdade 110, 1269-046 Lisboa, holder of real estate brokerage licence AMI no. 13266 issued by IMPIC, I.P.
Tagus Rentals, which handles letting management, is a brand of the same entity, with the same NIPC. It is not a different company: writing to one or the other reaches the same place, which is why the form names both of them at once.
It is Tagus Property, not the brand, that is the controller of your data. If you allow your data to be sent to a partner agency (section 5.2), that agency becomes a controller of the data it receives. For any question about this notice or about your rights: contact@tagusvalor.com.
Tagus Property has not appointed a data protection officer: it does not fall under any of the cases in which Article 37 of the GDPR makes one mandatory. Questions about data should be sent to the address above.
2. What Tagus Valor is, and what it is not
Tagus Valor produces an automated estimate of the value of a property, calculated from official INE statistics and from the features you give us.
It is not a property valuation. A valuation, within the meaning of the law, is prepared by a valuer registered with the CMVM and follows content of its own. The estimate you obtain here is for information and does not replace one.
3. What data we collect, why, and on what legal basis
3.1 To calculate and show the estimate
We collect the features of the property that you give us: location, number of bedrooms, floor areas, condition, and whatever else you fill in on the form. If you start from a caderneta predial or from an advert, we read the same details from them.
Legal basis: taking steps at your request prior to entering into a contract (Article 6(1)(b) GDPR). You asked for an estimate; calculating and showing it is the service.
If you do not identify yourself, this information remains unlinked to you.
3.2 To send you the report
If you ask for the full report, we collect your name and your email address.
Legal basis: the same Article 6(1)(b). The email address is the delivery address. We do not ask for your consent for this, and you cannot withdraw it, because it is not consent: it is carrying out what you asked for.
The service you ask for has two parts, and the form says so before any click: the report, and human follow-up about that property. The report is prepared and sent by the Tagus group team, which may contact you by email about the property estimated to help you with the next step. This contact is part of the service you asked for (the same point (b)) and is not direct marketing: it is limited to the property in the request, does not put you on any list and is not used to send you advertising. The estimate on screen remains free of all this: anyone who wants no contact at all gets the value without giving any email address. If you requested the report to sell a property outside Lisbon, Cascais and Oeiras, where we do not sign brokerage agreements, that contact may be used to ask whether you want us to send your data to the partner agency for the area (section 5.2); we only do so if you authorise it on the page linked in that email.
The report itself says who issued it, and states that Tagus Valor, Tagus Property and Tagus Rentals are brands of the same entity, that the estimate is free and that we have a commercial interest in assisting you with the transaction. For anything beyond the property in the request, the initiative is yours: we do not write to you.
3.3 Market information
We do not send market information or property opportunities to people who ask for the report, and the form does not ask for permission to do so. Your phone number only reaches us if you leave it, after the report, to be contacted about the property.
Until 30 September 2026, the form had an optional box for that purpose, based on your consent (Article 6(1)(a) GDPR and Article 13.º-A of Lei n.º 41/2004). If you ticked it, you can withdraw that permission at any time, on your preferences page (section 7) or by writing to contact@tagusvalor.com.
3.4 To improve the model
We keep the estimates produced (location, number of bedrooms, floor areas, value, confidence level) with no link to you at all. The address, where there is one, is removed before saving. This is used to calibrate the model by comparing what we estimated with what the properties were actually worth.
Legal basis: legitimate interest (Article 6(1)(f)), to improve the accuracy of a service, using data that does not identify you.
Tagus Property keeps the written balancing test supporting this legal basis, drawn up before the processing began.
3.5 To put you in touch with a partner agency
If you allow it, we send your data to a partner agency holding an AMI licence in the property's area, as described in section 5.2. If your area does not have a partner agency yet, you can authorise sending to the one we choose for that area within the following 90 days; we tell you which one on the day we send it.
Legal basis: your consent (Article 6(1)(a) of the GDPR), which you can withdraw at any time, as easily as you gave it.
After sending, the agency tells us what happened to the contact (section 5.2, "What the agency tells us").
Legal basis: our legitimate interest in assessing the service of the agencies to which we send contacts (Article 6(1)(f) of the GDPR). You can object.
4. Automated decisions
The estimate is calculated by an algorithm, without human intervention. It does not produce legal effects concerning you or similarly significantly affect you: it is information, and no decision concerning you is taken on the basis of it. Article 22 of the GDPR therefore does not apply.
If you want to understand how the figure was obtained, the report explains it, and you can always ask us for clarification.
5. Who else sees your data
We do not sell data to anyone.
5.1 Providers acting on our behalf
Your data is processed by providers acting on our behalf, under contract, who may not use it for their own purposes:
| Provider | What for | Where |
| Supabase | database | Ireland (EU) |
| Vercel | website hosting | Dublin, Ireland (EU) |
| Resend | sending automatic emails: the report and, if you allow it, sending your data to the partner agency and the related notices (section 5.2) | sent from Ireland (EU); sending logs and a copy of each email kept in the United States |
| OVHcloud | team email: the emails a member of our team writes to you about the property | France (EU) |
Vercel, Supabase and Resend are US companies; all these providers are bound by processing agreements under Article 28 of the GDPR. The database and the website hosting are on servers in the European Union. Resend sends the emails from Ireland but keeps the sending logs and a copy of each email in the United States: that transfer rests on the European Commission's standard contractual clauses (Article 46(2)(c) of the GDPR), which are part of our contract with it.
5.2 A partner agency, only if you allow it
Tagus Property signs brokerage agreements in Lisbon, Cascais and Oeiras. If the property you estimated is in another municipality and you want to sell it, we can send your data to one partner estate agency at a time, holding an AMI licence, which we have chosen for that municipality or its region, so that it can contact you about selling that property. You do not pick from a list, and we do not send your data to any other agency.
We only do this with your consent (Article 6(1)(a) of the GDPR), given in an optional box, never pre-ticked, on the report form, or on a page you reach through an email from our team. Not giving it changes nothing in the report or in the rest of the service.
- To whom. If your area already has a partner agency, the text that authorises sending your data gives its name and AMI licence number. If it does not have one yet, you can authorise sending to the partner agency, holding an AMI licence, that we choose for your area within the following 90 days: that authorisation covers one agency only, the one chosen for the area on the day we send, and one sending only, and on that day we tell you which it is. No authorisation covers another agency: if the agency for the area changes, the authorisation does not pass to the new one and nothing is sent; if the 90 days run out without our choosing an agency, it lapses.
- What. Your name, your email, your language and the estimate data: parish, municipality, property type, layout, floor area, estimated value and range, date. Your phone number, if you left it to be contacted about the property (section 3.3); the text that authorises sending says so. Never the address, the messages you wrote to us, or our notes.
- What for. So that the agency can contact you about selling that property: by email and, if you left a phone number, by phone. Nothing else.
- No payment. The agency pays us nothing for these contacts, and we pay it nothing.
- On the day we send it. We write to tell you which agency we sent your data to (name, NIPC and AMI licence) and which data. If you authorised sending before the agency for your area was chosen, that email is where you learn which one it is.
- After sending. The agency becomes a controller of the data it received, in its own right, under a written agreement with us that forbids it to pass the data to other agencies or to any network it belongs to. At its first contact, in writing and in your language, it must tell you who it is, that it received your data from Tagus Property with your consent, what it uses the data for, how long it keeps it and how to exercise your rights with it, including withdrawing your consent and complaining to the CNPD.
- What the agency tells us. The agency tells us whether it accepted the contact and, if it follows up, the dates of the first contact, of the brokerage agreement and of the deed and, if it chooses to say, the price. We use this only to assess the service of our partner agencies, on the basis of our legitimate interest (Article 6(1)(f) of the GDPR); you can object by writing to contact@tagusvalor.com.
- Withdrawing. You can withdraw your consent at any time, on your preferences page, on the page where you gave it, or by writing to contact@tagusvalor.com. If your data has not been sent yet, it will not be. If it already has, we tell the agency that you withdrew your consent, so that it stops using the data to contact you. We also tell it when we erase your data (at your request or at the end of the period in section 6) and when we correct it or restrict its processing at your request. Withdrawal does not make unlawful what was done before it.
Outside this case, we do not share your data with third parties.
6. How long we keep it
| What | How long |
| Estimates with no identification | kept for calibration, with no time limit, as they do not identify you |
| Your contact record | 24 months after the case is closed, after which it is anonymised automatically |
| Internal notes about you | deleted at the same time, not anonymised |
| Record of consents | kept for as long as necessary to prove that we obtained them lawfully |
| Record of data sent to partner agencies and of the follow-up they report to us | the date, the agency, the list of data sent (without the content) and the follow-up dates: kept like the record of consents. The deed price and the fingerprint of the email sent are erased when the record is anonymised. |
The partner agency to which we sent your data keeps it for the period it tells you itself at its first contact. The content of automatic emails is not kept in our database: it stays with Resend, which keeps it for as long as our account exists and erases it no later than 90 days after the account is closed.
The purge runs by itself, every night. It does not depend on someone remembering.
7. Your rights
You may, at any time:
- know what data we hold about you and obtain a copy;
- correct anything that is wrong;
- erase your data;
- restrict or object to certain processing;
- receive your data in a format you can take elsewhere;
- withdraw any consent you have given us, without affecting what was done before.
Withdrawing is as easy as giving. The automatic emails we send you (the report and the notices) contain a link that opens your preferences page, where you switch off each permission separately, including the one for sending your data to a partner agency, without writing to anyone and without giving a reason. If you authorised sending on a page you reached through an email from our team, you can withdraw it on that same page. You can also write to contact@tagusvalor.com: we handle the request and send you the link.
If you believe we have not handled your data as we should, you can lodge a complaint with the Comissão Nacional de Proteção de Dados (www.cnpd.pt).
8. Where the market data comes from
The underlying statistics come from Instituto Nacional de Estatística, I.P., Portugal, reused under the Creative Commons CC BY 4.0 licence. For each indicator, the report states the series, the reference period and whether the value was derived by us.
9. Changes to this notice
If this notice changes, the version in force when you gave your consent stays on file with us, and it is that version which applies to that consent. We do not apply new terms retroactively to old permissions.
