How much is your property worth in Portugal?

An estimate by parish (freguesia), from official INE data and adjusted to your property. Three minutes, no sign-up: the value appears on screen.

Estimate nowSee prices per m²

Or start with the figures: the price per m² in 304 municipalities, with trends and rents (pages in Portuguese).

    …

    How it works

    1. Say where it is and what it is. The parish (freguesia), the type of property, the number of bedrooms and the areas: the living area and the extras, such as a balcony, a terrace or a garden.
    2. Describe its condition. The features that move the price: state of repair, floor, lift, sun exposure, energy certificate.
    3. See the value on screen. The estimate starts from the official INE median for the area and adjusts it to the property. No sign-up, in about three minutes.

    What you get

    • The estimated market value range and a confidence score, straight away on screen.
    • To sell: the recommended asking price and the likely agreed price.
    • To let: the estimated market rent. To invest: also the yield and the cash flow, with and without a mortgage.
    • With your name and email, the full PDF report, free of charge, with the source and the period of every figure.

Free online valuation or bank appraisal?

What is often called a free online valuation is, at Tagus Valor, a statistical estimate: it starts from official INE medians and adjusts them to the property you describe. It is free and immediate, and tells you where you stand before you put a property on the market, make an offer or set a rent.

A bank appraisal is ordered by the lender when there is a mortgage: a valuer registered with the CMVM visits the property and signs a report. Only a registered valuer can produce a valuation within the meaning of Law 153/2015, and the estimate does not replace it. INE publishes the median of bank appraisals every month, one of the sources the estimate cross-checks. The details are in the methodology.

    Frequently asked questions

Is the estimate a certified appraisal?

No. It is an automated statistical estimate (what is often called a free online valuation), built from INE data and adjusted to the features you enter. It is not a valuation within the meaning of Law 153/2015 and replaces neither a professional visit nor a certified appraisal. Nor does it replace the bank appraisal ordered for a mortgage.

    Which data does it use?

The median sale value per m² over the last 12 months published by INE for the parish (or for the municipality, when the parish is not published), the median rent of new lease agreements and the median bank appraisal of the municipality. The estimate then adjusts these values to the number of bedrooms, the areas, the condition and the other features of the property.

    What is a freguesia?

The smallest administrative unit in Portugal, usually translated as parish: a municipality (concelho) has several. In Lisbon they are, in practice, neighbourhoods. INE publishes the median sale price by parish when there are enough sales, otherwise by municipality.

How does it differ from the tax value (VPT)?

The tax value (valor patrimonial tributário), shown on the caderneta predial, is calculated by the tax authority with its own formula and is the basis for IMI and IMT. It is not a market price and can differ widely from it. The estimate looks for the market value: the price at which comparable homes sell in the area.

Selling in Lisbon, Cascais or Oeiras?

In these three municipalities, Tagus Property (AMI licence no. 13266) carries out a free on-site market study of your home and handles the sale if you wish. Elsewhere, the online estimate is just as free.
