How much rent can you charge for your property?
The free market rent estimate starts from the median rent of new lease agreements published by INE for your parish or municipality, and adjusts it to the number of bedrooms, the size, the condition and the furnishing of your property. Three minutes, no sign-up: the rent appears on screen.
How the market rent is calculated
- The base: the median rent per m² of new lease agreements (INE, 2025), by parish where INE publishes it, otherwise by municipality or region.
- The level: the rents recorded by INE sit below the rents being signed today; the estimate adjusts that level with a factor measured on real signed contracts.
- The property: the number of bedrooms and the size (a square metre in a one-bedroom flat lets for more than one in a three-bedroom flat), the condition, the floor and the exposure.
- Furnishing, on the official scale of Portaria n.º 176/2019: plus 3% with an equipped kitchen, plus 6% furnished and equipped.
- Parking: a space or a garage adds an amount to the monthly rent.
